1st off when looking at a home to flip for cash,or distress property to flip for cash, same difference! You want to know what would the (ARV) would be....which simply means AFTER REPAIR VALUE, or what would the property sale for fixed up?
So for example purposes only let's say you found a home that's worth 180,000 dollars fixed up or ARV, but the home needs 37,000 dollars in repair work.... this is easy to figure out once you know the formula.... As an investor you only want to pay 70% - of the ARV-Repairs which is 37,000 dollars for example.
The math works like this 180,000 x 70%= 126,000-37,000= 89,000 which is what you can pay for this property!
Now you might ask well how and why do investors come up with this mathmatical formula? The answer to this is as investor you are looking for the discount we all love discounts,,.... it's just human nature!
If your new to realestate, you need a cushion of protection to secure your profits! Plan an simple. All investors use this formula to determine how much they can pay for a property! On the other hand some will even buy at 65% LTV which mean (Loan To Value)
If you don't use that you will not make any profit, and you will end up loosing money on all your deals if you don't follow this formula!
So now that we've established what you need to buy your deals at, now you need to do your home work on what the subject property would sale for after you've fixed the property to it's greatest potential....
Caution" don't over do it!! Or over fix the property.....
Now when it comes to doing your home work on the property theres a few things you could do.
1) Contact your locale realtor, and ask for a market evaluation on the property your looking at!
2) Do some online research like at www.realtor.com or www.zillow.com or google online realestate services!!
3) Drive by at nite to the subject property, see if the neighborhood is quiet,noisy,child friendly,or to see if there are any Arated schools by the property, becasuse if your going to invest in the property these attributes are a must know.
Are you starting to get the picture. Do your homework. Before you make a dime in realesate you must educate yourself to the fullest and take it serious!

Flipping Houses
Part of flipping a house is educating yourself as much as possible! Some of the Big time Guru’s don’t emphasize this that much! Well I’m going to. When getting involved in realestate one of the most important things to do is start out reading some updated material! I always read just about every book about realestate investing learning the best techniques. Stay humble because no one has all the answers out there. Were all still growing in knowledge everyday in regards to realestate! Yes even the millionairs and billionaires are still learning everyday on how to be more creative on a realestate deal or transaction! They will even tell you this in their own books and blogs!
To flip houses successfully understand your going to make mistakes in the game,but that’s ok, because that’s how you learn! On a lighter note hopefully that mistake want put you in a deep HOLE somewhere financially. Any one one who is someone making money in realestate has made allot of mistakes,and that’s excatly why these big Names that you see like Donald Trump, Armondo Marlogo A&E STAR, even Robert T Kiosaki, is flipping realestate, and making money in that arena. We can all learn from these guys.
So part of your learning is going to be READING about realestate, more specifically HOW TO Realestates books!

My other suggestion would be to join a REALESTATE CLUB. These types of individuals stay very active and do deals evryday. FIND OUT WHAT THEY DO, and how they do it, and why they do it! This information a lone is priceless. You will want to connect with these individuals and get close with them. Ask them questions on what they do with realestate,ask what books would they recomend to further your knowledge.
Be a participant at these clubs. I for one was never the type of guy to sit in front of my class, buy when I go to these clubs I make sure I’m the first guy there. I also wanna make sure that I’m taking notes,good notes. This is key to your success!
Not trying to brag or anything, but I made 5,000 dollars last month! Now that’s not a big deal is it. Here is the big deal, I did that in 1hour. Yes folks in 1hours time! This is very typical in realestate.You ask any realestate guy that and they will tell you this! I got lazy last month and did not really push myself to make the money…..because of time restraints! LOL…. The money is there and the checks are there to if your willing to put the time into educating yourself about realestate.
One other thing don’t be afraid to make mistakes, this is how you learn,and eventually those mistakes will start paying you big money in the long run!

Short Selling My Home
Short Selling is a procedure that banks allow a home owner to take, when there house is not worth what they paid for it 1 to 3 years ago! Home owners are having a very hard time selling there home at market value, because it's not worth the dollar amount. The Elements of a Contract
Typically, in order to be enforceable, a contract must involve the following elements:
A "Meeting of the Minds" (Mutual Consent)
The parties to the contract have a mutual understanding of what the contract covers. For example, in a contract for the sale of a "Ford Truck", the buyer thinks he will obtain a truck and the seller believes he is contracting to sell a horse, there is no meeting of the minds and the contract will likely be held unenforceable.
Offer and Acceptance
The contract involves an offer (or more than one offer) to another party, who accepts the offer. For example, in a contract for the sale of a table, the seller may offer the table to the buyer for $1,000.00. The buyer's acceptance of that offer is a necessary part of creating a binding contract for the sale of the table.
Please note that a counter-offer is not an acceptance, and will typically be treated as a rejection of the offer. For example, if the buyer counter-offers to purchase the table for $800.00, that typically counts as a rejection of the original offer for sale. If the seller accepts the counter-offer, a contract may be completed. However, if the seller rejects the counter-offer, the buyer will not ordinarily be entitled to enforce the prior $1,000.00 price if the seller decides either to raise the price or to sell the table to somebody else.

In order to be valid, the parties to a contract must exchange something of value. In the case of the sale of a table, the buyer receives something of value in the form of the table, and the seller receives money.

For example, if a seller enters into a contract to sell a table for $100, and later gets an offer from somebody else for $1,000, the seller can't revoke the contract on the basis that the table was worth a lot more than he bargained to receive.
